Mena’s conducting was a study in balanced precision and expression, and obviously much work had gone on in rehearsal. But may I tell you how much I hate the DSO’s current practice of seating all the musicians on the flat stage? Maybe it’s OK for listeners in upper tiers, but on the orchestra floor winds are muffled when violins are playing.

Maybe people wouldn’t take a chance on a guest conductor, Juanjo Mena, and a piano soloist, Javier Perianes, both Spaniards, who aren’t exactly household names around here. Single-family home building permits have plunged 38% in Celina, 30% in Frisco, and 29% in Princeton through the first nine months of this year compared to the same period a year ago.

Maybe it was a program without obvious “hits.9 trillion.” But magic can come from musicians you’ve never heard of. Frisco home building permits are down to 1,162 so far this year from 1,659 at this time last year.

As noted above, the third quarter numbers won’t be released for another couple of weeks, but second quarter-end numbers started painting a picture that most real estate developers, specifically in certain sectors, would rather not see.

With the higher rates, monthly payments on houses are now more than 50% higher than they were in January of this year.

Musicians have never been entirely happy with the steep risers that have been used for years, but I’ve also been told they have trouble seeing and hearing one another on the flat floor. “Furthermore, many would-be move-up buyers are now concerned about the economy and are likely house-locked, unwilling to walk away from their favorable ultra-low mortgage rate to purchase a new home with a 7% mortgage rate. New, lower risers are reportedly in the works.
