It’s a pity the audience stayed away in droves, leaving great swaths of empty seats.Opening the concert, Haydn’s Symphony No. 44 was delivered with utmost elegance, the music ever buoyant, phrases exquisitely tapered.

Mena’s conducting was a study in balanced precision and expression, and obviously much work had gone on in rehearsal. But may I tell you how much I hate the DSO’s current practice of seating all the musicians on the flat stage? Maybe it’s OK for listeners in upper tiers, but on the orchestra floor winds are muffled when violins are playing.

Maybe people wouldn’t take a chance on a guest conductor, Juanjo Mena, and a piano soloist, Javier Perianes, both Spaniards, who aren’t exactly household names around here. Single-family home building permits have plunged 38% in Celina, 30% in Frisco, and 29% in Princeton through the first nine months of this year compared to the same period a year ago.

Maybe it was a program without obvious “hits.9 trillion.” But magic can come from musicians you’ve never heard of. Frisco home building permits are down to 1,162 so far this year from 1,659 at this time last year.

Opening the concert, Haydn’s Symphony No. 44 was delivered with utmost elegance, the music ever buoyant, phrases exquisitely tapered. Rising mortgage rates, which are predicted to continue escalating through year’s end, have exacerbated existing affordability concerns in the for-sale housing space nationwide, and despite the DFW area’s population and employment growth, North Texas is no exception to the downturn.

With the higher rates, monthly payments on houses are now more than 50% higher than they were in January of this year.

We “hear” with our eyes as well as our ears, and without risers listeners on the main floor are deprived of a total experience of the orchestra. Office, hotel and retail sectors likely will face the most severe headwinds in the next couple of quarters, but deals will get done – especially if real estate developers can show they have most of the new building leased out. — Tabbassum Mumtaz, President/CEO 38.

Musicians have never been entirely happy with the steep risers that have been used for years, but I’ve also been told they have trouble seeing and hearing one another on the flat floor. “Furthermore, many would-be move-up buyers are now concerned about the economy and are likely house-locked, unwilling to walk away from their favorable ultra-low mortgage rate to purchase a new home with a 7% mortgage rate. New, lower risers are reportedly in the works.

In the meantime, I vote for using the existing ones. Single-family building permits are up 82% year-to-date in Sherman, where semiconductor chip manufacturing plants that will add thousands of jobs are under construction.

In addition, banks worked extensively with borrowers experiencing stress during the pandemic, which likely suppressed delinquencies and may have ultimately limited losses by giving borrowers time and flexibility to address issues, FDIC officials add. In the Ravel Piano Concerto in G major, it was a revelation to hear a pianist who never banged, and who seemed almost to improvise introspective music. But Mena occasionally could have been more careful not to let the orchestra drown out Perianes, and in general the performance didn’t seem quite as cohesive as the program’s other works.

Alberto Ginastera’s Variaciones concertantes , from 1953, is less explicit than some of his works in echoing folk music of his native Argentina.6% nationwide year-to-date to 799,700, the U. But folk influences do bristle in the scampers and dance rhythms of the final variation. It’s a pity the program page didn’t list headings of the individual variations, ranging from hauntingly atmospheric to dazzlingly exuberant.

Mena brilliantly balanced frenzy and atmosphere, as he did in the contrasting movements of Debussy’s Spanish pastiche Ibéria .7% in September, according to Commerce Department data also released Wednesday. The latter’s “Feast Day Morning” finale was a thriller. After sampling the relatively analytical acoustics of last week, it was good to luxuriate once again in the Meyerson’s sonic sumptuousness.
